3 UAE-based firms sign $3B tokenized real estate deal

MultiBank Group, a global financial derivatives company headquartered in Dubai, has partnered with two other United Arab Emirates (UAE)-based firms, real estate giant MAG and tokenized real-world asset (RWA)-focused blockchain infrastructure provider Mavryk, in a $3 billion tokenized real estate deal.

While a large proportion of MAG's business activities center around the Dubai real estate market, MAG Group is a multinational conglomerate with a portfolio that includes commercial and residential developments and high-end luxury real estate projects. 

 

According to a press release published on May 1, this $3 billion deal implicates MAG’s luxury developments, such as The Ritz-Carlton Residences in Dubai and other properties located within the Keturah Resort and Keturah Reserve in the UAE’s most populous city. These properties will be tokenized and hosted on the blockchain through MultiBank.io’s regulated tokenized RWA marketplace.

 

Mavryk will provide the necessary infrastructure, with the tokenized assets running on its blockchain network. The deal provides another indication of the growing role of tokenization, with it being the largest tokenized RWA deal to have been put together to date.

 

The Mavryk Network testnet was launched in February, with Mavryk Network developer Mavryk Dynamics securing $5 million in funding to establish a tokenized RWA network economy. In this instance, Mavryk will provide support in terms of on-chain asset issuance and DeFi integrations.

 

Not just a real estate deal

Talal Moafaq Al Gaddah, senior executive vice chairman of MAG, said that the project “marks a milestone in broadening access to high-value developments and unlocking liquidity via blockchain.” Al Gaddah also commented on the MBG token, stating:

“$MBG token provides ecosystem utility, including trading discounts, early access to properties, and a deflationary buyback-and-burn model.”

 

MBG is a MultiBank utility token which features deflationary tokenomics. It will be used to enable staking and lower trading fees. The token is scheduled to be launched on June 2. MultiBank.io Founder and CEO Zak Taher highlighted the importance of the token launch alongside this tokenized real estate deal. He stated:

“This isn’t just a real estate deal — it is a flagship use case for the $MBG token. By enabling seamless access to $3B in tokenized property, MultiBank becomes the bridge between regulated finance and next-generation investment infrastructure.”

 

Dual utility

Al Gaddah referred to the duality of the tokenized real estate offering:

“Tokenized assets issued by MultiBank will have dual utility. Within the MultiBank Group, they can be used as collateral for derivatives, creating a seamless bridge between traditional finance and tokenized assets.”

 

RWA tokenization has been gaining momentum within the UAE recently. It emerged last month that the Dubai Land Department (DLD), a government agency responsible for the registration of real estate in Dubai, had signed an agreement with local regulator the Virtual Assets Regulatory Authority (VARA) to integrate tokenized real estate within existing systems. 

 

Around the same timeframe, blockchain technology firm Serenity signed a partnership with Dubai’s MTA Real Estate to develop a tokenized real estate platform. Last year RWA-focused layer-1 blockchain project MANTRA Chain announced that it would tokenize $500 million in real estate assets in Dubai.

South Korea’s FIU Faces Staffing Cuts Amid Crypto ChallengesThe Financial Intelligence Unit (FIU), a department operating under the South Korean Financial Services Commission (FSC), is downsizing its Virtual Asset Inspection Division, reducing its members from nine to seven, as reported by the local news outlet Etoday. The FIU has faced chronic understaffing for several years, and with the cryptocurrency market expanding and issues accumulating, there is growing concern within the industry about the possibility of a regulatory and supervisory gap.Photo by JEONGUK — on UnsplashTemporary division’s tenure extensionMeanwhile, the FIU seeks to extend the tenure of the temporary virtual asset inspection division, currently scheduled to operate from September 16, 2023, until June 30, 2024. Presently, this division comprises one rank 4 officer, four rank 5 officers, three rank 6 officers, and one rank 7 officer. However, the upcoming organizational changes will involve the removal of one rank 5 officer and one rank 6 officer. Moreover, the two temporary employees (one rank 5 and one rank 6), assigned specifically to examine and analyze financial transactions related to virtual assets, will be reduced to a single rank 5 officer.Understaffing and budget issuesAfter several years of grappling with staffing shortages, it appears that a decision has been made to actually reduce the overall number of FIU personnel. Last year, when the NPC of the National Assembly reviewed the budget of the FSC, it pointed out the shortage of FIU personnel. According to the NPC’s report on the FSC, as of 2022, the FIU’s capacity was 83 staff members. However, the current number stands at only 68, which includes 34 individuals who have been seconded from other agencies. Additionally, there are an additional 13 personnel whose positions are not represented in the organizational chart.The FIU’s spending on labor costs has consistently been lower than that of the FSC’s headquarters each year. Between 2017 and July 2022, the FIU used, on average, 83.71% of its allocated budget for labor costs. In contrast, the FSC had a higher average utilization rate at 89.2%. The NPC pointed out that this discrepancy is largely due to staffing imbalances between the two organizations, suggesting that a reevaluation of staffing levels may be necessary.The FIU has long been considered a less popular unit within the FSC. In recent years, the situation has become particularly challenging for the Virtual Asset Inspection Division, which has been swamped with various problems. This has led to a general reluctance among FSC staff to join this particular division.A person familiar with the matter told Etoday that departments within the FSC focusing on financial policy areas like insurance, banking, and capital markets have traditionally been the go-to choices for those aiming for promotions. However, the source added that there’s been a recent shift: more officers are now showing interest in joining the FIU, often with an eye toward transitioning into related industries after retirement.MOIS hesitant on permanent staffingMeanwhile, the Ministry of the Interior and Safety (MOIS) has been reluctant to make the FSC’s Financial Innovation Bureau and the FIU’s Virtual Asset Inspection Division permanent fixtures. While the FSC argues that solidifying these divisions would necessitate a larger staff and budget, the MOIS is holding back. According to another source, the staffing issue isn’t exclusive to the FIU; the FSC as a whole is understaffed. Despite the FSC’s desire to expand its workforce, the MOIS remains unwilling to approve the additional resources.Crypto professionals are worried that financial regulators are cutting back on staff even as challenges within the sector continue to mount. An official from a virtual asset exchange voiced frustration, pointing to the contrasting approach in neighboring Japan. The official noted that Japan is actively pushing to advance its Web3 sector by not only establishing a dedicated virtual asset department within its Financial Services Agency, but also by forming specialized task forces to address specific challenges. The official finds it baffling that Korea, on the other hand, is downsizing departments that tackle these important issues.

Blockstream partnership & new office announced in Japanese expansion

Blockstream, a blockchain technology firm headquartered in British Columbia, Canada, has moved to expand its activities in Japan with the opening of a new office and the announcement of a partnership with local companies. The infrastructure development company has partnered with Diamond Hands and Fulgar Ventures, CoinDesk Japan reported. Diamond Hands is a Japan-based company involved in providing Bitcoin-related products. It helps companies to integrate Bitcoin and lightning payments into their services. Based in Wilmington, Delaware, Fulgur Ventures invests in early-stage startups. It is particularly focused on Bitcoin and Lightning Network-related projects.Photo by David Edelstein on UnsplashBootstrapping brand awareness Fulgur Ventures is Blockstream’s largest shareholder. The objective is to bootstrap brand awareness within Japan using these partnerships with local companies. To that end, Diamond Hands CEO Koji Higashi will become Blockstream’s brand ambassador. It’s thought that efforts will be made going forward to further expand partnerships with local Japanese companies. Blockstream announced in a press release that it aims to drive adoption of self-custody technologies and Bitcoin layer-2 innovations within the East Asian country. Furthermore, it plans to drive adoption of real-world asset (RWA) tokenization. Commenting on the development, Blockstream Founder and CEO Adam Back stated:"With increased regulatory clarity and rising institutional interest in Bitcoin now is the moment for Blockstream to establish a direct presence in Japan, one of our most important markets." Back added that the company is looking forward to “empowering Japanese enterprises and individuals to fully harness Bitcoin as the foundation for a financial future that's secure, scalable and decentralized.” Tokyo office Another aspect to the expansion involves the opening of an office in Tokyo by Blockstream.  Adam Back is a Bitcoin OG who has often been the subject of speculation in attempts to identify pseudonymous Bitcoin founder Satoshi Nakamoto. Back proposed Hashcash, a proof-of-work-based system and forerunner to Bitcoin, in 1997. The Japanese corporate world has demonstrated its interest in Bitcoin in recent months, with local company Metaplanet launching an ambitious plan to acquire 21,000 Bitcoin by 2026, having adopted the Bitcoin playbook pioneered by American business intelligence and Bitcoin development company MicroStrategy. Blockstream’s investment arm, Blockstream Capital, has also been active in the market. Last month, the company invested $75 million into crypto custodian Komainu. Komainu is a joint venture between CoinShares, Ledger and Japanese global financial services company Nomura.  The same month, the company launched two institutional-grade Bitcoin investment funds. The funds, Blockstream Income Fund and Blockstream Alpha Fund, have been devised to cater to a growing demand from institutions for transparent, regulated and secure financial products. A third fund, Blockstream Yield Fund, is due to launch later this year. It will offer Bitcoin holders consistent, low-risk returns on their holdings. Blockstream was founded in 2014. In its earlier years, the company has served as a technology provider relative to the Liquid Network. In Core Lightning, it has developed a well-recognized implementation of the Lightning Network protocol.  To facilitate Bitcoin holders in terms of self-custody of the leading crypto asset, Blockstream developed Blockstream Jade, a hardware wallet built on open-source software. The device offers air-gapped functionality, meaning that users can perform transactions without connecting the device itself directly to the internet.
